La
Malvoie is a former farm, dating back to the eighteenth century and
earlier,
situated in the quiet rural hamlet of Les Eaux midway between the local
town, Talmont-Saint-Hilaire, (3 kilometers) and the beach (3
kilometers).
The whole property stands in over 4 acres of land. There are
three
houses around the courtyard one of which is now for sale. The one on
the right in this picture know as the "Main House" is the one for sale
which comes with some 2,000 sq. metres of land.

In the clip, you will see to the right of the Main
House another building known as the "Pressoir". That is also for
sale together with the land in front of it which gives a plot of some
1,500 sq. metres. The Main House was renovated in 1997 to a very
high
standard and the Pressoir is in excellent condition with a new roof and
can be renovated as the new owner requires.

Talmont-Saint-Hilaire is in the "department" of La Vendée on the West Coast of France approximately one hour south of Nantes and close to Les Sables d'Olonne. Talmont-Saint-Hilaire is to the East of Les Sables d'Olonne. Here is a local map for you to see: Talmont Map .
Most convenient ports are St. Malo, Caen and Cherbourg, respectively approximately 3.0, 4.5 and 5.0 hours driving time to Talmont-Saint-Hilaire. The nearest airport is Nantes with daily flights from Stansted and Dublin. In addition there are flights from Stansted and Southampton to La Rochelle. The property to be sold is known as the Main House and is a two storey house. It has the its own walled garden leading out directly from the house with superb views of the land and "marais" surrounding the property and the local Château de Veillon. It is believed that it dates back to before 1728 when one of the other houses around the courtyard was built and the date is shown as such over the front door.
ACCOMMODATIONOn the first floor, the Main House offers excellent accommodation for up to six people with one very large double bedroom and two other bedrooms both of which can easily sleep two. On the ground floor, the house has a large sitting room (with an open fireplace), a large dining room, kitchen, cloakroom and a splendid entrance hall with its original features retained. The house would suit either a large family or just a couple on their own.
The kitchen is fully equipped with dishwasher, washing machine, microwave, fridge, fridge-freezer and a range of fitted cupboards in solid chestnut. There is a cloakroom downstairs with toilet and wash hand basin and upstairs there is a large bathroom with bath, bidet and wash hand basin. In addition there is a separate shower room with toilet, bidet and wash hand basin
The house has electric under-floor heating and three
open fires with original features. There is also a telephone
line, a terrestrial aerial, 2 satellite dishes and broadband access.
Dominated by the splendid ruins of its 12th century castle, Talmont-Saint-Hilaire is a busy country town with extensive shopping facilities from traditional boulangeries, butchers and fishmongers, to the modern "Super U" supermarket on the outskirts. (English newspapers can be bought at the town's newsagent but disappear quickly in the peak season!)
LEISURE AMENITIES
La Malvoie is well positioned to take advantage of a host of leisure facilities in the surrounding area. Within a 2-3 mile radius you will find tennis courts, riding schools, golf, mini-golf, bicycle hire and sailing. There is also a cinema in Talmont open in the summer season.
The local sandy beach of Le Veillon is over one and a half kilometers long and has the dual advantage of facing both the Atlantic Ocean and, behind its sand dunes, a protected salt-water inlet ideal for windsurfing and swimming with small children. There are a number of good local restaurants also
accessible
within two miles of the house and, just a 20 minute drive away, lies
the
large and fashionable seaside town of Les Sables d'Olonne with its
sweeping
promenade, excellent restaurants and buzzing night life which includes
a casino, night clubs and an excellent cinema. There
are also beautiful beaches, swimming pools and a host of other leisure

For golfers, there is an 18 hole golf course nearby in the Port Bourgenay leisure complex. There are also another four 18 hole golf courses within easy reach. These are at: L'Aiguillon-sur-Vie (near Coex/Challans), Nesmy (near La Roche-sur-Yon), Olonne-sur-Mer (near Les Sables-d'Olonne) and St Jean de Monts.
